Purchased February 2021 with clear title and was a cash transaction purchased as a getaway for family and friends rv camping, swimming, off road riding, and other recrational use. Friends have used the land for hunting deer and trapping small game. Fishing Creek is within 10 minutes walking distance for the fisherman. Very peaceful, quiet, and private location with grocery store, hardware store, and gas station also within 10 minutes walking distance. An Italian pizza grille, sub shop, and nice icecream shop is several miles away. In the welderness, but not! Not much in the town of Orangeville besides the fire department and a barber shop. Future plan was (or is) to install 50amp electric service for rv use.
A paved driveway starts at Rohrsburg Road and runs along the creek for about a thousand or so feet. This driveway was an old paved road that passed through the property and over the creek many years ago. A phone line on poles runs along side of the paved driveway. About half way on the left is tree shaded area where about four travel trailers can park comfortably in somewhat of a circle. More RVs can park outside the shaded area if needed. The area is very quiet and private with beautiful views in all directions. We mow and maintain the driveway sides and tree shaded area. Firewood is plentiful along the creek in the wooded section of the property. The kids ride dirt bikes and atvs around for added fun.
No sewer, water, or electric is currently installed on the property. On site sewer, well water, and electric service is likely available for installation. A small cabin or house could be built above ground with a sealed septic system, a well for water, and electric (nearby).
The creek water level can range from low to medium to high depending on weather conditions. Never noticed any fish in this creek. The water is very refreshing for campers and even day trips. Access to the water is amazingly easy near the campsite. The creek water access from this property runs about 3,000 feet from the main road to Green Creek Road bridge. About once a year the creek does overflow and flood, like most creek side properties, a good part of the property when it rains excessly for days in the spring.
Nearby, about a half mile is Fishing Creek with plenty of fish to be found, a country store section that includes a hardware store, gas station, and mini mart type grocery store that stocks just about anything and everything. Down the road a ways is a couple small grocery stores and an Italian pizza shop. In the other direction is nice country icecream shop or store with just about anything icecream.
Most of the acreage is currently maintained by a neighbor sheep farmer who grows and bales hay for the sheep and the sheep are fenced and moved around to keep the grass and weed under control. The property was formerly an evergreen tree farm where most of the trees have been removed to farm the land.
Reason for selling is that the family lost interest due to the driving distance.
