A paved driveway starts at Rohrsburg Road and runs along Green Creek for about a thousand or so feet. This driveway was an old paved road that passed through the property and over the creek many years ago. A phone line on poles runs along side of the paved driveway. About half way down the driveway on the left is a group of maple trees, a shaded area where about four travel trailers can park comfortably in somewhat of a circle. More RVs can park outside the shaded area if needed. The area is very quiet and private with beautiful views in all directions. We mow and maintain the driveway sides and tree shaded area. Firewood is plentiful along the creek in the wooded section of the property. Future plan was (or is) to install 50amp electric service for rv use. Electric service is readily available.
No sewer, water, or electric is currently installed on the property. A small cabin or house could be built above ground with a township approved septic, well, and electric plan.
According to email conversation with Chris, Orange Township Zoning Officer on Thu 8/28/2025: The property in question is in a designated floodway and is governed by both Department of Environment Protection (DEP) and the Columbia County Conservation District like all waterfront properties. Development of this lot would require approvals from those agencies and engineering to build on this property. This property is zoned Rural as per the zoning ordinance. Homes are permitted in this district with engineering approvals and building permits like any other building construction interests. Yes, this property is buildable for those who know about and understand waterfront living.
The creek water level can range from low to medium to high depending on seasonal weather conditions. We have never noticed any fish in this creek. The creek water is normally very clean and refreshing when camping and on hot summer day trips. Access to the creek water is amazingly safe and easy across from the campsite area. The Green Creek water access from this property runs about 1,500 feet from Rohrsburg Road, turns a hard left for about another 1,500 feet to Green Creek Road bridge. In our experience about once a year in the early spring, the creek does overflow to some degree, like most creek side properties, a good part of the property is saturated when it consistantly rains excessly for several days, but subsides quickly. The property is bone dry 99.9% of the time every year.
Most of the acreage is currently maintained by a neighbor sheep farmer who grows and bales hay for his sheep. The sheep are sometimes fenced and moved around the property to keep the grass and weed under control and in exchange for using the land to grow and bale hay. The property was formerly an evergreen tree farm for many years where most of the trees have been removed to farm the land.
Property was purchased in February 2021 as a getaway for family and friends rv camping, swimming, off road riding, and other recreational use. Friends and neighbors have used the land for hunting deer and trapping small game. Fishing Creek is within 20 minutes walking distance for the fisherman. Very peaceful, quiet, and private location with grocery store / gas station within 20 minutes walking distance. Roadside produce is common in the area on route 487.
